These terms and conditions are applicable to all reservations. However, if there are any exceptions, they will be indicated in the apartment description. Booking conditions depend on the rate selected in the booking process. These conditions will govern relations between Rightplace, the owner of this website and provider of the services offered in it, and the people who engage them (hereinafter, the CLIENT).
Payment
Booking Confirmation:to confirm the reservation, the client must make a prepayment corresponding to the agency fees. Payment can be made by credit card, PayPal or bank transfer. The reservation will be confirmed when the prepayment has been made.
Balance. the client must make the full payment with a minimum of 15 days before arrival at the apartment. The total paid will cover the first month’s rent and utilities, security deposit and final cleaning. This payment can be made upon signing the contract. The payment of the second and subsequent monthly payments must be made before the 5th of each month.
Refundable deposit: in long-term rental contracts, the deposit is 2 months’ rent, although in some cases each apartment’s specifications may indicate a different amount as additional warranty.
On arrival at the apartment, the inventory will be checked; this will be checked again upon the CLIENT’s departure. If all is well, the deposit will be returned within 45 days of termination of the contractual relationship. Where applicable, there will be a deduction for damage to the apartment as well as any outstanding amounts.
Finally, a minimum charge of € 100 may be applied when the apartment is not left in clean and reasonable order (e.g. furniture moved, dirty kitchen, accumulation of garbage, etc.).
The rent does not include
The final cleaning of the apartment, nor other cleaning services that the client can contract.
Consumption of water, electricity, gas and telecommunications. The customer pays a fixed monthly amount or on account for the settlement of these bills, estimated between 150-250 Euros per month depending on the size of the apartment.
Sheets and towels.
A charge of 30 € if check-in and/or check-out are after 7 PM or at the weekend.
Brokerage fees of the agency, which depend on the duration of the lease.
If the contract is with a company, VAT should be added.
Check-in and check-out
Arrival: you can check into our apartments from 3 PM. If you would like to check into the apartment before the scheduled time, please let us know so that we can arrange an early check-in if possible.
Departure: the apartments must be vacated at 11 AM at the latest. If you would like to leave the apartment between 11 AM and 6 PM, please let us know so that we can organize this, if possible.
Cancellations and changes to your booking.
In the event of cancellation, the client will not be entitled to any refund of the amount paid to confirm the booking (prepayment).

Early termination: long-term rental contracts include a mandatory period during which it is not possible to break the contract. After this period, the CLIENT is free to withdraw from the contract, and must notify the owner with the advance notice established in the contract (usually 1 or 2 months).
Unforeseen circumstances. In case of force majeure or unforeseen circumstances (such as unplanned refurbishment work in the building, floods, etc.) Rightplace can assign the client a different apartment to the one reserved, provided that it has similar characteristics. Should the client not be satisfied with the apartment assigned to them, they may cancel their reservation and obtain a refund of the amount that they have paid, except rental payment for days already used. In these cases, Rightplace does not assume any responsibility.
Responsibility
Use of the apartment. By renting out an apartment on this site, the client and those accompanying him or her undertake to make proper use of the rental apartment, in all cases exempting Rightplace and the owner of any liability for any damages that this use could cause. We recommend taking out insurance to cover these risks.
Valuables. Rightplace is not responsible for any valuables that the customer takes to and/or leaves in the apartment.
Damage. The client is responsible for any damage caused in the apartment, except as regards normal wear and tear caused by everyday use of the apartment. If the client loses the keys, they must pay the costs of copying and/or changing the locks.
Repairs. Broadly speaking, Rightplace is responsible for maintaining the apartment, according to the rental agreement that is signed. However, the owner shall bear the cost of any repairs necessary to keep the apartment in good condition to be used as housing, unless the deterioration is due to the client’s negligence. For their part, the client will be responsible for repairs to damage caused by the everyday use of the apartment, especially: replacing light bulbs, replacing broken windows, shutters, doors, windows, hinges, locks and door handles including cupboard door handles, conservation and repair of taps and bathroom fittings; cleaning and when necessary, unblocking drains and pipes.
Other conditions
Pets. Pets are not allowed in the apartments.
No smoking. Smoking is not permitted in the apartments, except on balconies, terraces, patios and in gardens.
Any specific rules of each apartment and guidelines related to the regular functioning of the apartment (e.g. silence at certain times, garbage, etc.) will be reflected in the lease contract.
Breach. The serious and/or repeated breach by the customer of the above-stated conditions shall grant Rightplace the right to demand the client to immediately vacate the apartment, with no compensation whatsoever.
Acceptance. Reserving an apartment with Rightplace implies acceptance of these terms and conditions, as well as the jurisdiction of the courts and tribunals of Barcelona.
Personal information. In accordance with the provisions of Law 15/1999 regarding Protection of Personal Data, your personal data will be included in a file under the responsibility of Rightplace Real Estate SL, in order to be able to meet the commitments arising from the relationship we have with you.
